Do I have to apply?
Yes, all prospective residents must apply and pay the non-refundable application fee. This is for all adults over the age of 18 that will be residing within the unit.
Yes, units must be returned to a clean state. We take a pre-move in video with a time/date stamp that shows the unit was given in a clean state, what was present, and that the unit/items are in working order.
The application process takes 1-3 days to complete. Once the details of the lease are confirmed, the lease and deposit are required to be taken care of within 48 hours.
No, we do not absorb any vacancy, the date the unit is available is when the lease must start. You can arrive later if needed.

In the state of Illinois (IL) and Indiana (IN), deposits must be returned within 21 days, we typically return deposits within 7-10 business days if not sooner. This is through an ACH payment. We do not send checks nor return deposits in cash.

Our goal is to make payments easy by including all utilities along with internet in the monthly rental fee.
While we love animals, we allow pets in some buildings but not all. Please email to learn more.
Yes, this along with the lease is what officially secures the unit until you move in.
We only accept payment through our portal-this can be made with an eCheck (ACH) $2.49 fee, Credit Card 2.99%, or Debit Card $9.99-this is subject to change depending on the processor fees and that they may raise these. We do not accept checks, cashier checks, cash, or any other payment means such as Venmo etc.
With any prorated fees for a move in not on the first of the month, you may be required to pay the prorated rental price, the following months rental payment, and deposit together. These payments should be completed before arrival, precisely eight business days before arrival, to allow time for bank processing and settlement.
What are Quick Turns?
These will be required to be paid with a credit card which is a % charged as there will not be enough time for an eCheck to settle though banking. This is in the situation that an application is submitted and the move in is within 10 days.

Small items such as lamps or non-wall-mounted TVs are allowed. However, we do not allow items such as dressers, beds, desks, or similar large items to be moved into the furnished units as this prevents damage to the buildings. We do have a small number of unfurnished units if an unfurnished unit is preferred-the unfurnished units may or may be available at all times.

Yes, all residents are required to apply, pay the non-refundable application fee, pay the deposit, and sign a participant agreement + pay their rent.

With being an apartment, we do not provide cleaning supplies or cleaning services. If needed, we can direct you to a cleaning service, but this is not a service included in the monthly rental fee and is the resident’s responsibility.

Terminating the lease will require no less than 1 full rental period before the last day of tenancy. Example: If you submit notice on May 3, 2025, then the lease ends on June 31, 2025, at 12pm. All units are returned by 12pm on the last day.

We are happy to offer a showing of a unit providing it is not occupied and that this is during the week/business hours. We do offer videos of units in lieu of showings as many residents are out of state/country. Occupied units are not shown-this is our promise to current residents.
Yes, we have a system in place for this.
The deposit is used only for potential damage or extensive cleaning needs.
This is a fee of $60-65 depending on the building charged at the end of the lease term to the deposit providing there are no concerns with cleaning, damage or items missing. The end of lease fee covers the new shower curtain, new mattress cover, and administrative fees. If there are cleaning or damage concerns, then the end of lease fee will be charged + other fees to cover concerns.
All Utilities and WiFi
